With TheAnalyst PRO's Algorithms, Annual rent calculation is based on the Purchase Date and will take into account all of the escalations from the lease start date and the lease escalations.
There are three things you can do (any one of the 3):
1) Change Lease Start Date to be the Purchase Date; or
2) Change Year 1 Annual Rent to rent when the lease started and enter the escalations from the beginning of the lease; or
3) Keep the Lease Start Date and enter Year 1 Annual rent the current rent based on the Purchase Date, but enter Custom Escalations and show no lease escalations from the lease start date, to Purchase Date.
