The Investment Analysis tool in TheAnalyst PRO will allow you to analyze the future lease-up of a building that currently has vacant units or suite. When entering the Lease Details Income section, add the vacant unit/suite as a tenant. Simply enter the future projected Lease Start Date and expected lease terms. You can also enter anticipated Initial Rent Concessions, Tenant Improvements paid by the Landlord and Leasing Commissions. Using the Purchase Date and Lease Start Date our algorithms will then calculate the future net lease income.
